Property Finanacing

Tailored Capital Solutions

We facilitate access to a range of financing solutions designed to support both the development of real estate projects (in the $1-10M USD range) and enable consumer home buyers to acquire properties (up to IDR 11 Billion per loan).

Project Financing:
 

  • For compelling development projects, we can selectively match lenders and investors from our network of local and international financiers.

  • We can facilitate access to debt financing for land acquisition, construction, and development.

  • We provide guidance on navigating local banking regulations and requirements.
     

Home Credit for Consumer Buyers:
 

  • We offer access to a local Indonesian Home Credit program that is approved by OJK, the financial regulator of Indonesia.

  • Key terms for each loan: upto IDR 11 Billion per loan (around ~700k USD), maximum 7 years tenure, 12-14% p.a, IDR denominated, and for Freehold (SHM, SHGB) certificates only,

  • Loans are issued by one of our local bank partners. Tanaku streamlines and facilitates the application and approval process.

  • For overseas buyers with no legal status in Indonesia, we partner with offshore mortgage partners across multiple countries.

  • Distressed-Deal Focus Only: we only accept under-market value deals in Bali from motivated sellers. 

  • Clear Ownership Rights: clear ownership rights with proper paper trails and zoning compliance is a must. If in doubt, contact us, maybe we can help.

  • Any freehold deals: We can take any freehold deals for the platform - land, villa, hotel, villa complex, under construction, special situations.

  • List Tanaku off-market deal: Like an off market deal from our platform you would like to share with your buyers/investor. Contact us!
